International aparthotel operator Bob W will open its first Rotterdam location at Dudok Real Estate’s Weenahuis. Four office floors will be converted into 160 studios and apartments, each with its own kitchen.
Bob W has signed a long-term lease with Dudok Real Estate. The location, Bob W Rotterdam Central, will comprise approximately 5,170 square meters across the seventh through tenth floors of the mixed-use complex at Hofplein. Opening is scheduled for summer 2027.
Built in 1986, Weenahuis combines 2 hotel accommodations, commercial units, and a spacious parking garage.
Bob W is a Finnish hospitality company founded in 2018. Its concept bridges the gap between a traditional hotel and short-stay accommodations, offering furnished apartments for stays ranging from a few days to extended periods, combined with hotel-level service and a highly digital guest experience. In the Netherlands, Bob W already operates locations in Amsterdam East and Amsterdam North, both of which opened in 2023. The Rotterdam location will further expand the operator’s presence in the Netherlands.
For Dudok, Bob W’s arrival marks the next step in repositioning Weenahuis, which the Dordrecht-based real estate company acquired in 2024.
Dudok Real Estate was commercially advised by MADE Real Estate and Keston Hospitality and received legal counsel from Houthoff. Studio Klinker has been appointed as architect and interior designer. Bob W received legal counsel from Osborne Clarke.
