As part of a retail portfolio consisting of 21 properties, A1 Vastgoed has recently acquired the Lijnbaan Offices in Rotterdam.
The Lijnbaan offices are part of the mixed‑use Lijnbaan complex in the center of Rotterdam and comprise approximately 9,300 m² LFA. This includes an office building of about 7,000 m² at Lijnbaan 107–147, and roughly 2,300 m² of partially leased office space spread across two office floors above the retail units around the corner at Van Oldenbarneveltplaats 412–444.
Market conditions and the broad zoning designation provide A1 Vastgoed with several options for the building’s redevelopment. On behalf of the new owner, NEOO is currently working as delegated developer on a feasibility study, considering various options of future use. One scenario involves renovation with continued use as office space and/or community facilities. Another scenario explores transforming the building for alternative uses.

MADE Real Estate will handle the potential leasing of the Lijnbaan Offices on behalf of A1 Vastgoed. In addition to the building at Lijnbaan 107–147, there is also an attractive space of approximately 1,000 m² available for immediate lease on the first floor at Van Oldenbarneveltstraat 412–444. This space is highly suitable for office use or for a community or healthcare organization.
